TPO (thermoplastic olefin) roofing systems have grown in popularity in recent years. While the installation process is straightforward, it's a task typically left to professionals to ensure a successful, leak-free result. Here's a simplified guide to commercial TPO roofing installation.

Preparation

The first step in installing a TPO roof is preparing the roof deck. Ensure the deck is clean, dry, and smooth, free of any debris or sharp objects that could potentially puncture the TPO membrane. This step might include removing old roofing material or repairing any damaged parts of the roof deck.

Installing the Insulation

Insulation is then fitted over the roof deck. Most commonly, polyisocyanurate board or expanded polystyrene is used. The insulation is cut to fit around protrusions and is typically attached to the deck using special adhesive or mechanical fasteners.

Laying the TPO Membrane

Next, the TPO membrane is rolled out over the insulation. It's crucial to allow the sheet to relax before securing it to avoid wrinkles and to ensure a smooth finish.

The membrane is typically attached to the roof using mechanical fasteners or bonding adhesive, depending on the system being installed. Seams between sheets are overlapped and hot-air welded to create a waterproof seal.

Installing Flashing

Properly installing flashing is critical to prevent water ingress. Flashing is applied around any roof penetrations like vents, pipes, or HVAC units and at the roof's edge. Flashing strips are heat-welded to the TPO membrane, ensuring a tight, waterproof seal.

Finishing Touches

Finally, walkway pads may be installed to protect the roof from damage in areas with regular foot traffic or maintenance access. The entire installation should be inspected to ensure all seams are properly sealed, and all flashing is securely in place.

It's also not a bad idea to do another inspection after the first rainfall or snow, as this can show problems with leaks or water flow.

Important Considerations

This process, while straightforward in principle, requires expertise and precision to ensure a leak-free and durable TPO roof. The installation conditions, including temperature and wind speed, must also be factored in, as they can impact the effectiveness of the installation.

Moreover, safety is paramount, given the height and potential hazards of the installation.

For this reason, it's highly advisable that building owners hire a professional commercial roofer for any TPO roof installation. A non-professional job could result in serious damage or problems during the installation itself.
