Metal roofing panels are a good choice for a commercial building. Metal is a durable material that doesn't need as many repairs as other types of roofing. You might be able to choose between different types of metal roofing panels when you get your new roof. Here's a look at two popular options and how commercial metal roofing installation is done for each type. 

Exposed-Fastener Panels

One type of metal roofing panels you can have installed on your commercial building is exposed-fastener panels. These are a more affordable option; however, your roofer may recommend a different type of panel if your roof has a low slope. If your roof has a steep slope, choosing these panels could save money on your roofing project. 

Like all types of metal, these panels are durable and last a long time. They are screwed to the deck through the surface of the panels, so the screws are exposed to UV rays and the weather. This creates the potential for leaking, and that's why these panels aren't the best choice for flat roofs. The screws need to be checked when you have routine roof maintenance done so missing ones can be replaced.

The screws are spaced several inches apart and create lines on the roof since they're exposed. The screws are installed with neoprene washers to keep out rain and get a tight seal. The screws go through the metal panels and into the roof deck for a secure hold.

Standing-Seam Panels

Standing-seam panels have a more complex method of installation. How they're installed makes them less prone to leaking than exposed-fastener roofing. These roof panels have legs on each end that snap together to join the panels. The seams are then doubled over to lock them in place. The most watertight seams are doubled over twice. These panels are so watertight that they're suitable for low-sloped roofs.

They're made watertight because the seams are bent over and also because the fasteners that screw the panels to the roof are hidden under the panels so they are protected from rain and UV rays. This is possible because clips are attached to the panel leg and the clip is screwed to the roof deck. The clip is then covered when the next panel snaps over the leg.

A drawback to this type of commercial roofing installation is that the roof is more expensive. However, the roofing panels are more attractive, and they come in bright colors, so the extra cost could be worth it depending on the type of building you have.
