Flat roof systems are the ideal roofing option for many business owners. They offer support for many of the duct systems and HVAC units that are housed on top of commercial buildings. They also offer an easy-to-maintain option that helps reduce the maintenance fees associated with other roofing systems. There are still some issues you may have with your flat roofing system that lead to flat roof repairs. Here are some of those issues and the repairs that can fix them. 

Ponding Water

One of the leading issues you may have with your flat roof deals with rainwater collection. Unfortunately, this is not the type of collection that has benefits. This type of collection deals with ponding or pooling water. The standing water can cause ongoing damage to your flat roof leading to mold, mildew, and water damage such as leaking. This is due to the slope of the flat roof and spaces that may be sinking. Your roofing technician can assess the area and determine how best to fix the slow and repair the roof so it is even and has proper access to the drainage area of the roofing system. 

Improper Drainage

Ponding water and pooling water are only one aspect of a possible drainage problem. There are other issues that can signal your drainage system is not working properly or is blocked. You may notice that drainage after heavy rains is slow or that there is little to no water making its way out of the drainage area. Your contractor can check the drainage points to determine if the issue is a simple clog repair or if it is more serious, such as a collapse in the drain itself. Once they find the source of the issue they can make the repairs and even add additional drainage to help the rainwater flow from the area smoothly. 

Separation

You may notice there is a separation between areas of the flat roofing system. This means any panels of the roofing system, the membrane, and even the top seal could be coming apart. As these begin to separate, water can seep into the areas and begin causing water damage to the entire roofing area. If you begin noticing this, contact your contractor immediately. They will determine if it is simply the top seal that needs flat roof repair or if the issue goes deeper.
