What Roof Warranties Really Include

The roof on your home is an important part of your home as it protects the entire house, and this is why you should take roof maintenance seriously. If you believe your roof is shot and should be replaced, you should contact a roofing company to get a quote. When the company offers a quote to you, they will also probably talk to you about the warranty offered with it. There are several things you should understand about roof warranties.

They Come with a Manufacturer's Warranty

A roof warranty has several key parts, and the first part is the warranty offered by the manufacturer. If you read typical asphalt shingle labels, they will state they come with this type of warranty, and it will state the length of time it is offered. Generally, a manufacturer will offer a warranty for 20 to 50 years, depending on the quality of the shingle. Shingles that cost more will have longer warranties than cheaper shingles.

It's important to understand that a manufacturer's warranty only covers certain things, and this primarily involves defects within the shingles. In other words, if the shingles fall apart before they should, it is probably because they were made poorly. If this happens, the manufacturer would replace them for you. They will not typically pay for the installation costs of the roof replacement though.

Contractors May Also Offer Warranties

In addition to a manufacturer's warranty, the contractor you hire to replace your roof might also offer a warranty as well. The length of the warranty will vary, but you might find a contractor that will offer a 5 or 10-year warranty. This type of warranty would cover any types of problems you might have with the roof, except if the roof was damaged by a storm. When a storm damages your roof, you can file a claim with your homeowner's warranty. A contractor warranty would typically only cover problems caused by poor installation of the roof.

When you hire a contractor, make sure you ask them if they offer a warranty. If they do, find out the exact terms of the warranty. If you ever experience a problem with your roof, you will need to contact that same contractor if you want the repairs completed for free, as other contractors will not honor that contractor's warranty.
