It's important to maintain your roof and replace it when it's getting old. However, just because you have an asphalt tile roof, it doesn't mean that's the only type you can choose. There are many different roofing materials from which you can choose, but choosing the right one depends on a few factors. Check out these four factors that will help you choose your next roof.

Money

Money is probably one of the most important factors you must consider so you don't go over budget. Initially, start by determining the cost of different roofing materials, because prices can vary drastically. For example, if you choose asphalt shingles, you could pay as low as $50 per roofing square. Metal roofs are more expensive, starting at $100 per roofing square.

If you're goal is to spend the least amount of money possible on a good roof, then the short-term answer is easy: asphalt. However, you'll want to consider the long-term costs too, especially if you plan on staying in your home for a long time. Asphalt roofs are cheap, but they only last between 15 and 30 years. A metal roof may cost more, but it lasts nearly twice as long as asphalt.

Strength

Some roofing materials are relatively light, such as asphalt, metal and wood. This makes them a good choice for most roofs. However, other materials, including slate shingles and clay tiles are heavy. Before your roofer installs these heavy materials, they will need to inspect your roof to determine if it can support them. If your existing roof cannot, you have two options: choose a lighter material or pay for added support.

Your roofer may also suggest that you only use slate and clay if you have a steeper roof. With a steep roof, the snow and ice slide off easier, so they don't add extra stress to the structure. It also prevents people from walking on the roof unless they are professionals, which is good because these types of materials can be damaged when walked on.

Maintenance

Once you get your new roof, you'll want it to last as long as possible without needing repairs or replacement, so you need to ensure you properly maintain your roof. Different materials, however, require more work than others. If you want a low-maintenance roof, consider slate and metal.

Asphalt requires a little more level of maintenance than metal and slate to keep moss from growing and to repair damaged shingles. Wood shingles require some of the highest level of commitment to maintenance. They need to be treated to prevent damage from water, rot and infestation.

Climate

The last factor you must consider is the climate in which you live because some materials do better in warmer areas, while others do better in cooler climates. Wood, Metal and asphalt are good for both hot and cold regions, but in humid areas, algae or mildew may grow on asphalt and wood, and it wet regions, moss is common on asphalt and wood roofs.

Slate and clay tile roofs are good for hot, humid and colder climates. This is because the slate and clay withstand the elements well. Clay, in particular, is great in hot areas because the clay absorbs some of the heat, keeping it out of the home. However, they are not good for areas with lots of snow accumulation because of their heavy weight.

If you think your roof needs to be replaced, take the time to consider if you want a different type of roof. These four factors will help you choose the best material for your home. For more information regarding roofing, contact a roofer, like one from Drey Roofing, in your area today.
